Caribe is truly a family-friendly resort with amenities galore. It’s located just East of the Perdido Pass Bridge on the north side of Perdido Beach Boulevard. Regardless of whether you’re coming or going or which way you’re traveling there’s no need to cross 2 lanes of traffic (which can be a big deal come the busy season) due to the loop road underneath the bridge. This can be a big time-saver!

Caribe offers full-time security, both at the front gate as well as other officers circulating throughout the property. The front gate security is very thorough and does a great job of keeping out people who don’t belong. Security guards routinely patrol the property and help to ensure no partiers get out of control as well as ensure no one is trespassing along the docks.

Caribe aims to appeal to every member of the family. For the kiddos there’s video arcades, splash pads, water slides, basket ball courts, bocce ball courts, horse shoes, mini golf, a lazy river, and swimming pools galore. For the grown-ups there’s a marina with boat, seadoo, kayak, and stand-up paddle board rentals, there’s fishing charters, dolphin and mermaid cruises. The marina is fully stocked with beer and ice as well. Also for the grown-ups is Cobalt, an upscale on-site restaurant with a patio and fire pit with live music: all just steps from the condo. While lounging around the pool there are on-site snack shops that offer beer, mixed drinks, burgers and pizzas. Across the street is the beach. Don’t worry about carrying your beach gear because Caribe takes care of that too with it’s 100% free (no gratuities allowed) beach shuttle service that picks you up at the lobby and drops you off at the beach. A simple phone call will bring the shuttle back whenever you’re ready.

Due to the availability of boating, on-site restaurants, up-scale furnishings, and direct beach access, Caribe is a very popular destination that can generate significant rental revenue.


Caribe’s pools consist of 2 three-tiered outside poools, 1 two-tiered outside pool, 4 outdoor water slides, 1 outdoor lazy river, an outdoor splash pad, and three indoor pools. There are 3 steam rooms, 3 fitness centers with free-weights, elipticals, and ping pong tables, and 6 hot tubs (both indoor and outdoor). There is a miniature golf course, 2 tennis courts, one basketball court, a bocce ball court, video arcade, souvenir shop, and a snack bar that offers food, ice cream, and alcoholic drinks. Between Buildings B & C there is a grassy area that’s frequently the site of a game of catch or tag.


Each unit has an assigned covered parking spot in the parking garage with two parking passes that are given out per unit. Additionally, Caribe has a parking area dedicated just for boat trailer storage. Caribe also offers a complimentary shuttle service from the resort to the beaches at Alabama Point by simply texting the shuttle driver.


Another main attraction for Caribe is the marina. There is ample boat dockage directly in front of Caribe for users to dock their boats. Also, Caribe maintains it’s own fleet of boats and jet-skis for guest to rent, fishing boats for guests to charter, and parasailing excursions for guests to enjoy. As an added bonus, Caribe offers it’s own convenience store for all things boating related (ice, drinks, tackle) as well as a dock-side fueling station. Family life in Orange Beach is all about memories being made together, out on the water. Caribe has it’s own restaurant, Cobalt. Open daily for lunch and dinner, Cobalt offers fresh seafood, chargrilled steaks, and savory desserts. HOA Dues

HOA dues vary depending upon the individual unit, but vary from $569 to $965 per month. Included with the dues are they typical maintenance and insurance provisions, but also include satellite TV as well as wireless internet in the unit and throughout the property.


Caribe is divided into 3 buildings: B, C, and D. There is no building A. Each building is constructed in a stack layout with the same floor plans (plans A, B, C, & D) being repeated on each floor and changing as they expand out from the center of the building. Each Building has both a beach side and a bay side with units that face one way. Bay view units typically sell for more than beach view units. Building B was constructed in 2002, followed by the newer buildings of C & D being constructed in 2006 & 2005, respectively. Each building is very similar in layout, but with a few differences. Each building contains both 2 and 3 bedroom units, with larger 3 bedroom units having both a media room and an additional half bath.

Building B

Building B is where you’ll find the registration desk and administrative offices. Both the indoor pool and outdoor pools are the smallest of the 3 buildings; however you’re allowed to enjoy the amenities of the entire resort regardless of location. The units in Building B have some minor differences as well. The living rooms are carpeted (unless they’ve been changed by subsequent owners) and do not contain built-in wine refrigerators. In certain layouts (the B layout) the hot water heater is located in the bathroom closet of bedroom #3; this has been an issue with some buyers in the past. Another difference in Building B is the lack of dryer venting. All B Building units have their dryers blow their exhaust directly back into the unit; again, this has been an issue with some buyers.

Buildings C & D

Buildings C & D were constructed at nearly the same time and have many of the same features. They have an outdoor pool between the two on the bay side. On the beach side, there are outdoor pools, a lazy river, a splash pad, and miniature golf atop the parking garage that the buildings share. Units in Buildings C & D offer built-in wine refrigerators, a stainless range hood, vented dryers, and tiled living areas.
